New look for Mid Valley Mall

July 10, 2003
By Michael Levensohn

Town of Newburgh – The Mid Valley Mall is getting a facelift.

A facade renovation project has been proposed for the 274,000-square-foot shopping center, which is also seeking tenants to fill several vacancies.

Last fall, Price Chopper moved into a new 73,500-square-foot store at the mall, creating a 62,000-square-foot vacancy at the mall on North Plank Road.

That space is being divided up for smaller tenants. A 10,000-square-foot space was turned over to Dollar Tree in June, and additional spaces are being marketed to furniture stores and other potential users, said David Livshin, president of The Dagar Group Ltd., the leasing and managing agent for the mall. The former Rx Place will be divided up as well.

There are also plans to build an additional 16,000 square feet of retail space earmarked for small businesses, such as a video store, a health-food store and a tax-preparation office.P All the changes have given the mall a hodgepodge appearance, a problem the facade renovation is designed to address. Livshin said that the current configuration looks like someone dropped the mall's three disparate buildings in overnight, when no one was looking. "It needs to be a cohesive unit," he said.

The blue and red facade of the new Price Chopper building is the basis for a new color scheme that will be applied to all the buildings.

Plans call for new raised roof elements and a stucco overlay, as well as the planting of several trees.

"It'll look like it's all tied together, instead of the individual buildings," Livshin said.
