To oversee the physical and financial aspects of managing properties, The Dagar Group Ltd. has the expertise and knowledge necessary to get the desired results you need, regardless of the size of the property. Dagar currently provides management oversight for approximately two million square feet of office, retail, and mixed use facilities.

Dagar offers a wide range of necessary services including:

BILLING
All billing services are handled by our financial management team.

BUDGETS
We prepare annual budgets for the property, advise owners when repairs or upgrades are forthcoming, and which of those items will be reimbursable per terms of the lease.

BUILDING INSPECTIONS
We conduct regular building and property inspections and accompany representatives of insurance companies and banks on annual property visits.

RECEIVABLES
Our in-house personnel make timely collections of all past due rents by notifying tenants through written correspondence.

EVICTIONS
When necessary, we commence prompt eviction processes. Additionally, we oversee the legal process and final financial termination arrangements using the services of local legal counsel.

ALARM & FIRE MONITORING
We receive all alarm and fire monitoring calls and have established procedures for their prompt response.

INVOICE TENANTS
We invoice tenants monthly for base rent and other items covered in the lease.

LEASES
We administer all lease items and process all written notifications to the tenants. This includes annual CAM/Tax reconcilliations where applicable.

MAINTENANCE
Contracted, third party maintenance professionals provide for prompt service and more affordable labor for owners and tenants. Tenants are able to contact us by email, fax or telephone. We also maintain a 24-hour live call line for emergencies if and when they occur.

OPERATING EXPENSE PASS THRU
We calculate actual operating expenses for tenants according to the terms of individual leases.

ROUTINE & PREVENTATIVE MAINTENANCE
We contract for and oversee the routine and preventative maintenance of items such as elevators, HVAC, parking lot sweeping, snow plowing, paving, trash removal, etc. All of these third party contractors provide property ownership and Dagar with the proper required insurance.

GOVERNMENT INTERACTION
Dagar is always pro-active and in close contact with state and local municipal officials where the properties are located. This includes elected officials, board members, fire departments, building departments, planning and police departments.

UTILITIES
We closely monitor utility invoices; make sure that tenants are paying direct; take over handling of utility bills for vacant spaces; make sure vacant spaces have moderate heat in the winter to prevent pipe freezing; and check for irregularities in utility consumption based on prior years.
