We provide annual budgets for the premise, advise owners when major repairs are forthcoming, and which of those repairs will be reimbursable per terms of the lease.
We conduct regular building and property inspections and accompany representatives of insurance companies and banks on annual property visits.
Our in-house personnel make timely collections of all past due rents.
When necessary, we commence prompt eviction processes. Additionally, we oversee the legal process and final financial termination arrangements.
ALARM & FIRE MONITORING
We receive all alarm and fire monitoring calls and have established procedures for their prompt response.
We invoice tenants for maintenance items not covered in the lease.
We administer all lease items and process all notifications to the tenants. This includes written notification.
Our maintenance professionals provide for prompt service and more affordable labor for you and your tenants. Tenants are able to contact us by email, fax or telephone. We also maintain a 24-hour live call line for emergencies.
OPERATING EXPENSE PASS THRU
We calculate actual operating expenses for tenants according to the terms of individual leases.
ROUTINE & PREVENTATIVE MAINTENANCE
We contract for and oversee the routine and preventative maintenance items such as elevators, HVAC, parking lot sweeping, snow plowing, paving, trash removal, etc.
Dagar representatives are in close contact with state and local municipal officials where the properties are located. This includes elected officials, board members, and the fire departments, building departments, planning and police departments.
We closely monitor utility invoices; make sure that tenants are paying direct; take over handling the utility bills for vacant spaces; make sure vacant spaces have moderate heat in the winter to prevent pipe freezing; and check for irregularities in utility consumption.
